New Construction Energy Rating (BEES Rating)

If you are building a new home this year, these are the types of energy rating services that will be the most    helpful for both when you are in the planning stage and after you have completed your home. 

Proposed From Plans Rating - A proposed from plans rating uses the building plan that you have to project the rating that the final structure will have.  We can do this by taking the plan you have and entering into a program we use for the final energy rating.  From this we can enter insulation choices you are considering for foundations, wall sizes (2x4 vs. 2x6), insulation choices in the walls and roof, window types, and heating and hot water appliance differences.  From this we can help you           determine the most cost effective choices you can make to achieve your desired rating.  The only   unknown that we do not know is how tight the building will be, however, we can approximate this factor and help you achieve it through careful detail to the insulation and vapor barrier installation.  This rating not only helps you make crucial decisions about the components you need in your home, it also helps you project the utility costs based on the appliances you choose.  We can help you find the most cost effective way to heat your home. 

Sizing of Heating Appliances - During the proposed from plans rating we can also help you determine the correct sizing of your heating appliance based on the energy efficiency of your home.  This is a very valuable tool to use when you are shopping for heating appliances because it assures that you are not going to oversize your heating system.  Typically what happens when a heating     appliance is oversized is that more fuel is used than needed.  By properly sizing the heating appliance we save you money in your utility bills. 

BEES Rating - A BEES Rating is done when the home is completed.  This is where we take the   information from the proposed from plan rating, verify that it is correct and current, and then enter the only component we could not at the proposed from plan rating; the air tightness.  We determine the air tightness of the building with a blower door test.  A blower door test depressurizes the building to 50 pascals, which is the equivalent of a 25 mph wind hitting the house from all sides.   From this blower door test we can determine the air tightness of the structure in terms of air changes per hour.  With the air tightness of the structure verified, the energy rating is final and you are issued a certificate indicating the star rating of your home.  You can get an interest rate reduction  on your long term mortgage through AHFC for 5 star or 5 star plus rating. 

Ventilation Testing - While we build our homes tight in Alaska to keep the elements out, it is also important to make sure our homes are ventilated right.  Without proper ventilation a house may     develop indoor air quality problems like mold, radon, and a buildup of unhealthy contaminants.  There are a variety of ventilation systems out there, you do not have to have a HRV (Heat Recovery Ventilator) to meet minimum ventilation requirements.  We can help you decide which system will be best for your home, and also verify  when it is installed that the system is bringing adequate fresh air into the home to avoid indoor air quality problems from developing.
